What actually gets auctioned in Malaysia: terrace, strata, land, shops

The mix of property under the hammer in this snapshot, counted, and what each kind asks of a buyer.

Of the 2,201 properties under the hammer in this snapshot, 854 are terrace houses — 39% of everything on offer. Strata units — flats, apartments, condominiums — come to 366. Then 166 commercial lots and 65 parcels of bare land.

That is the Malaysian auction market by shape. It is not the Malaysian property market by shape: terrace houses are over-represented, land is under-represented, and the reasons are worth knowing before you decide which kind to bid on.

Why it is mostly terraces

A terrace house is the standard mortgaged home in Malaysia, so it is the standard foreclosed one. It is also the easiest kind for a bank or a court to sell: a plain freehold or leasehold title, a land area the notice can state, a scheme with dozens of recorded sales of the same type to price it against. Everything about the process was built around it.

For a bidder that is good news. The site can put a recorded sale of the same house type in the same scheme beneath the reserve on most terrace listings, which is the single most useful thing it does. That comparison is available far less often for the other categories, for reasons that follow.

Strata: the number is built-up, and the arrears travel with it

366 of the snapshot's auctions are strata units. Two things separate them from the terrace next door.

The area on the notice is built-up area, not land — a strata unit has no land of its own. Any price-per-square-foot comparison must be on that basis, and a listing site that puts a condominium's built-up figure under the word "land" is, at best, confused. The site labels it built-up.

And a strata unit carries its management account with it. Outstanding maintenance charges and sinking-fund contributions on the parcel do not vanish at the hammer; who ends up paying them, and whether any of it can be recovered, is a question the notice will not answer and your lawyer must. 8 of the snapshot's strata auctions also state that the strata title has not yet been issued, which shapes what a bank will lend against and what you can do with the unit until it is.

Commercial: shops and offices price differently

166 commercial lots are live. A ground-floor shophouse is priced like landed property, on its land. A strata office or retail lot is priced on built-up area, like a condominium. A notice that gives one number for "area" is giving you one of those two, and reading it as the other moves the RM/sqft by a multiple, not a margin. Residential loan terms do not apply, and the comparables are thinner: fewer shops change hands than houses, so the recorded-sale benchmark beneath a commercial reserve is more often missing or built on a handful of sales.

Land: the notice says the least about the most

65 parcels of land are under the hammer. Land is the category where the Proclamation of Sale states the least and the title governs the most: express conditions on use, restrictions on transfer, category of land use, whether it is agricultural or building land. There is rarely a "same type in the same scheme" comparison for a parcel, because parcels are not a type. Every land auction is a title-search exercise first and a price question second.

How to use the mix

If you want the deepest information — a stated land area, a recorded sale of the same house next door, a deposit and balance period that read the same on every notice — bid on terraces. That is where the process is most transparent and where the site can show you the most.

If you are drawn to a strata unit, budget for the management account and confirm the title status. If commercial, establish which area basis the notice is using before you compute anything. If land, read the title before the price.

FAQ

What type of property is most often auctioned in Malaysia?

Terrace houses, at 854 of 2,201 live auctions in this snapshot — 39%. They are the standard mortgaged home, so they are the standard foreclosed one.

Is vacant land ever auctioned?

Yes: 65 parcels are live in this snapshot. Land is the category where the notice states the least and the title decides the most, so treat it as a title search first.

Can I get a housing loan for an auctioned shop?

Not on residential terms. Commercial lots are financed as commercial property and priced on a different area basis; confirm both with the lender before you bid.

What this is, and is not

A count of live listings by the category on each notice, measured at the snapshot date above. Categories are the notices' own words, grouped; a listing that names no category is counted where its description places it. This is not advice on which kind to buy.
